The urban fabric here is dense enough that stations tend to be located on fairly compact lots. However, in some cases the parcel was developed many decades before, and has an ample amount of room which can either be used to welcome larger traffic that requires bigger turning radiuses, or as additional space for an expansion of the existing convenience store.

Many of the owners here take advantage of these older parcels to stage creative takes on pump arrangement. In some cases, the pumps will be placed on a diagonal axis that spans the length of the lot, creating triangular shaped areas for the adjacent stores and administrative spaces. A cashier’s booth may be placed in the center of it all, or it may be located in the confines of the store itself.

Leasing

Finding the ideal facility to lease involves understanding what the area has to offer. Gas stations here are stitched into the fabric of the city, which means that the commerce generated by locals will be substantial. However, the fact that city is linked to so many other transport routes means that a high percentage of customers will also be from out of town on their way to other cities and natural attractions.

The question becomes one of preference: does a person want to operate a station that will primarily service traffic from the interstate routes, or a more local facility that will cater to customers who live within a few miles radius, and are seeking both repair services for their cars as well as a regular place to gather and have coffee and other snacks?

Architecturally speaking, most of the stations here have a modern sensibility to their design. Large plate glass windows look out onto the principal fueling area, while a tile floor provides a clean and durable surface for patrons and employees alike. The restrooms tend to be located inside the facility, although some of the older stations place the bathrooms on the exterior of the building. Many of the clerks are stationed within a bulletproof glass case, while others work in an open area that has multiple registers to handle high volumes of traffic. Refrigerated cases typically line the walls, and dispense everything from bags of ice to bottled drinks and ice cream. The central aisles of the store feature steel or wooden shelving that has adjustable racks to facilitate the display of numerous differently sized items.

Many stores in this area also keep a selection of automotive parts and supplies on hand, even if they are not strictly speaking a repair facility. Extra tires, belts, spark plugs, and specialized light bulbs are common items, as is motor oil and an array of fluid replacement options. These supplies ensure that a motorist will be able to conduct minor repairs or maintenance without having to travel to a second destination.

Geographical Location

Bordered by the cities of Abington the northeast, Easton to the west, Avon to the north, Stoughton to the northwest, and East Bridgewater to the southeast, this charming city is set between several conservation lands and recreational areas, although it is principally urban in nature. Several major roads wind their way through this area, including Route 14, Route 27, Route 123, Route 37, and Route 24. Route 28 passes directly through the city, while Route 37 makes it way close to the Ames Norwell State Park. Route 123 provides access to the John L. O’Donnell Playground, and crosses over the Trout Brook.
