Bank Owned Properties

With its excellent public transit and close range to so many beautiful natural features, this neighborhood has a number of exquisitely crafted homes that often come to market via a bank owned sale. Most of the homes here sell for an average of $500 per square foot, although better deals can be found, especially for those buyers who sign up for our services.

Several of the homes in this region have elaborate wood paneling on the interiors, which occasionally features built-in shelving, but often as not simply acts as a decorative ornament within the room. The paneling generally reaches within a few feet of the ceiling, creating an unpopulated space that can be painted in any number of colors or decorated with artworks and photographs. In the primary living spaces, the paneling will generally wrap around the entire room with the exception of the fireplace, in which the paneling is replaced by granite, stone, or another flame-retardant material.

The kitchens in these spaces are usually designed so that they have a kind of inverted U-shape; instead of being entirely contained, the kitchen bends outwards, so that cabinets wrap around a person standing in one part of the kitchen may not be able to see a person standing around the bend. The cabinets often have glass panes instead of opaque wooden doors, and countertops that feature speckled granite. The bedrooms, meanwhile, are usually placed near the bay windows, and have a beautiful round shape that is perfect for a bed at one end and several pieces of furniture at the other, from dressers to end-tables to chairs.

Short Sales

What’s more lovely than a brilliantly designed dwelling in this neighborhood? The answer is a price that is below the going market rate. Luckily, many of the homes that come up for short sale combine these two features, creating an irresistible opportunity for buyers. Typically, a home here that is sold in this fashion will be purchased for an average of $400 a square foot.

The homes tend to be compact but filled with inventive and efficient flourishes. The kitchen is usually conceived to be a space not only for appliances and cabinets, but also for a small dining table. The kitchen is designed along one wall, and it faces the dining area. The space leads out into the primary living room, which is usually ornamented with a fireplace or a clearly visible heating element. In many homes, central air has made both of these types of climate control devices redundant, but if the home is old enough, the fireplace may be preserved in order to create an aesthetic appeal.

The bay windows in the living area frequently become a place for curtains that create large light wells, illuminating the interior of the room. In some units, a loft space is placed above this living area, and creates an excellent opportunity for viewing the rest of the apartment. This loft space can also become a place for a second recreational room, with couches, chairs, and in configurations, a desk or two. Home offices are commonly placed in these types of areas. However, in many dwellings an extra bedroom will usually be converted into an office, as this is where special construction extras like a built-in desk and shelf can be added easily.

The kitchens tend to be ornamented in exquisite tile, which often has several different patterns between the backsplash above the sink, the larger tile on the floor, and potentially any tile that may be covering the counters. However, some kitchens substitute a material such as granite or marble instead of tile on the countertops, as this makes the surface easier to clean.

Geography

Bordered by Allston to the north, Brookline to the south and east, and Newton to the west, this Boston neighborhood has a variety of different attributes that make it both a bustling urban center and a place to unwind and relax in the beauty of nature. Interstate 90 runs along the northern ridge of the city, and the T has numerous stops throughout the region. The Chestnut Hill Reservoir is considered to be the largest natural feature in the community, although Gallagher Park, Rogers Park, The Cenacles, Foster Street Rock, the Turnpike Overlook, Hobart Park, the McKinney Playground, and Ringer Playground also provide open spaces for play, recreation, and contemplative strolls.
