Braintree Condos
Overview
From elegant multi-story brick buildings to clapboard clad complexes to stand-alone units, the condo market in this town has almost every housing typology imaginable. Located at the mouth of the Weymouth Fore River which flows into the Atlantic Ocean, this town has both spectacular waterfront property and elegant, downtown units nestled into the thick of the bustling urban fabric. The city is accessible not only by major roads such as Route 3 and Interstate 93, but also the MBTA Commuter Rail line, which offers service to Boston via the Middleboro and Plymouth lines. The relative ease of commuting has made this area a highly desirable one for both buyers and sellers. The average purchase price for a unit is $350, and the monthly association fees typically range from $40 to $400. The unusually broad range in monthly association fees is dependent upon how many units are in particular complex. Generally speaking, the more units in a complex, the lower the monthly association fee. On average, a listing in this area finds a buyer within one month of being placed on the market.
Our Services
Finding the ideal property in this kind of market is often a matter of employing the best possible service available. We offer our clients a highly focused, time-tested service that helps match buyers with sellers. Whether you want to buy or list a condo in Braintree, our service will take away the hassle of logistics and help deliver the best possible solution. By signing up for our service, we will be able to help our clients find precisely what they are looking for in a minimal amount of time. We do this by asking thoughtful questions about what a buyer is seeking in a property in terms of number of bedrooms, bathrooms, ideal proximity to both public transit and natural amenities, as well as that client’s budget range. For sellers, we help match a particular property with the best buyers by asking for preferred times for viewing appointments, as well as features that distinguish the property. Our years of experience in the local market have made us experts at matching suited parties. We pride ourselves on being able to quickly find the best property for the best owner.
Inside the Market
Most of the condos in this area have been built after 1970, with a slew of recent developments from 2000-2010. The newer developments tend to be grouped in large complexes in order to provide common areas such as gardens, tennis courts, pools, playgrounds for children, and state of the art fitness centers. These developments usually feature a grand entryway and subterranean parking. Additional storage is often provided in the parking garage, with different tenants having differing amounts of both storage and parking spaces depending on the relative size of their dwelling. Clapboard is a common siding, although some complexes experiment aesthetically, creating visually arresting facades of brick and certain metals. These units usually do not exceed three stories in height, although garden units are not uncommon.
Interior amenities traditionally feature some combination of artfully recessed lighting, stainless steel appliances, and large glass doors that open out to a private balcony. The balconies can vary in size. For most large complexes, the balcony will usually be large enough to comfortably seat two people, but in some cases the balcony can be large enough to host a small group of six or eight without any difficulty. Hardwood flooring is usually found in the common areas and sometimes in the bedrooms as well, although carpeting is more frequently used in the bedrooms. The units here tend to have relatively open first floors, so that a resident standing at one end of the unit is likely to have a clear sightline to the other end, with no walls interfering with their view.
Stand alone units that are located within a larger development tend to place a greater emphasis on high ceilings and elaborate window details. Unlike the complexes where units share walls and, on occasion, hallways, the stand alone units tend to have gabled roofs with functional attics and occasionally a basement space. Attached garages are a common sight, although those units that are located in the thick of downtown, especially if they are located near a parking garage, may not provide direct onsite parking.
