Introducing 101 South Street

The first building to open at the new Somerville mixed-use development, 101 South Street represents a significant feat for the city of Somerville. Plans for the nine-story, 290,000-square-foot Class A lab and office building were approved in December 2018, and groundbreaking took place in June 2019. The building was preleased to Flagship Engineering, so all of its available space was accounted for prior to completion. Several biotech firms operating under the bioplatform innovation firm, headquartered in Cambridge, occupy 280,000 square feet across eight floors of the building – the first purpose-built life science building in Somerville.

Designed by SGA Architects, 101 South Street features a dramatic two-story lobby and chic glass curtain walls. The ground floor includes several thousand square feet of retail space with several pubs, restaurants and shops, including Portico Brewery and Firefly. The ground floor of 101 South Street also includes an Arts and Creative Enterprises space, or ACE space. The premises also include a state-of-the-art fitness center.

This Class-A lab and office building was designed with life science tenants in mind, and the additional life science buildings being developed at Boynton Yards will be too. 101 South Street features 35,000-square-foot floorplates offering flexible, column-free space for various biotech and life science utilities. General floor-to-floor heights provide ample space for sensitive scientific equipment.

The building also features flexible, accessible, multitenant shaft space for exhaust systems, chemical piping and other types of infrastructure. It features four levels of below-grade parking, including bike storage. Boynton Yards will include several new pathways, including bike paths connecting to others, allowing cyclists to commute to and from the community with ease.

Phase Two

With the first building at the highly anticipated Boynton Yards mixed-use development already fully leased before completion, it is clear that there is significant demand for Class A life science space in Somerville. Phase 2 of the Boynton Yards project will deliver thousands of additional square feet of space to the development, providing additional opportunities for biotech firms and others in the life science space.

The second phase calls for the development of three additional buildings, known as Buildings 3 through 5. Building 3, a 24-story building with 192,500 square feet of space, will include 213 residential units, 2,500 square feet of ground-floor retail and 66 parking spaces. It will be the first property to offer apartments for rent in the new development.

Building 4 of the sprawling Somerville development will consist of an 11-story lab/office building with 188,500 square feet. The property will also include retail space on the ground floor and 66 additional parking spaces.

Finally, Building 5 will consist of a 24-story, 195,000-square-foot apartment building with 212 rental units, 66 parking spaces and ground-floor retail space.

When the second phase is finished, Boynton Yards will offer more than 1 million square feet of Class A lab and office space, putting Somerville on the map as the latest hotspot of life science activity. Approximately 20% of the housing units at the development will be designated for affordable housing; the rest will consist of market-rate apartments. The mixed-use life science campus will add 4,000 permanent jobs to Somerville, helping to cement its place in the bustling biomed scene even further.
