Short Sales

With so much room accorded to the average parcel in Avon, homeowners often enjoy private acreage in addition to their beautifully finished dwellings. Most of the short sales in this region are priced at $200 a square foot, and offer a considerable roster of amenities for the savvy purchaser.

Extensive outbuildings or detached garages can add considerable square footage to the property, especially if the buildings have been modified with a second story or additional storage area above the primary floor. Some outbuildings are used as second offices or studios, and have sufficient insulation to prevent them from becoming too cold. Many homes also have an exterior deck that leads directly from the great room out into the yard. These decks are usually large enough so that a resident can place semi-permanent patio furniture or outdoor cooking equipment.

The interiors are resplendent, with bright decor schemes and a number of built-in accessories, from adjustable ceiling fans in each room to oak cabinets to bookcases that are inserted directly into the walls. Many of these homes have a series of rooms that look out on the back yard while providing a cozy space in which to read or have a snack. The rooms form a kind of outer perimeter, and can also double as dining spaces. The kitchen is usually located in the center of the home, and is arrayed in a U-shaped configuration. An elliptical or circular skylight may cast light down onto the center island, creating a light well that keeps the room bright throughout the year.

Bank Owned Properties

Many of the homes that come to the market in this fashion boast an array of accoutrements, from wine refrigerators to vintage brick outbuildings to hardwood floors made from 18th century forests. Many of them can be purchased for a median price of $220 a square foot. Those homes that have a more colonial style often feature creative bedrooms on the second floor that have vaulted ceilings and distinctive windows cut into the side of the house. A detached garage with a living space above the car storage area is common, and often provides a separate apartment or living unit.

The backyard can be viewed from the great room, and is often framed by windows encased in brick. Wood shingles are a common siding, and can create a beautiful visual cascade. The dining room is surrounded by elongated banks of windows that beautifully frame the nearest street and surrounding countryside. Built-in wooden cabinets often are placed directly below the windows, creating a space for all kinds of storage.

The bedrooms usually have a set of doors that allows them to access the exterior deck. The great room can also have a special access point in the form of sliding glass doors. In some homes, a balcony is erected on the second story to create a vantage point from which the rest of the property can be viewed. A linking staircase may be provided between the two decks.

The interiors continue to display the same variety of materials that was found on the outside of the home: brick, stone, wood, and granite often combine to form rich, textured rooms. The kitchens tend to have the most sparkling appliances, although new fixtures in the bathrooms are common. Many homes have both a full size shower and a bathtub that is large enough to occupy its own corner. These bathtubs occasionally are recessed into the floor, creating a kind of hot tub effect.
