Geographical Information
Linked to Boston’s South Station via the Framingham/Worcester commuter rail line, this town is bordered by the cities of Holliston to the south, Framingham to the north, Southborough to the west, and Sherborn to the east. It can also be reached by Route 126, Route 135, and Interstate 90. The region has a dense business center and then acres of relatively open land, although a variety of green areas provide room for recreation and enjoyment of nature. These areas include the Ashland State Park, which is adjacent to the Ashland Reservoir, as well as Hopkinton State Park, Sudbury River Park, Mill Pond, the Sudbury River, Stone Park, and the banks of Waushakum Pond.

Many of the dwellings that come to market via a short sale offer the amenities of a brand new home at a far more affordable price. With a median rate of $170 per square foot for such a sale, buyers might be surprised by the quality of these homes, and delighted by how far their dollar will go.
Most parcels in this area have a half acre or more of open land with a long paved driveway leading from the principal access road. Trees lining the perimeter of the property are common, as are groups of hedges or seasonal gardens scattered throughout the property. The structure itself tends to be two or more stores in height, with a grand front entryway that is often covered either by a portico or a special overhang that is propped up by elaborate columns. The interiors are vast and controlled by central air, which makes them warm and toasty in the winter and cool and relaxing in the summer. Vaulted ceilings with recessed lights typically cover the great rooms, which are surrounded by elegant banks of windows that shed light on the stone-encased fireplace. Wall to wall carpet is often used here, although hardwood floors are frequently installed as well.
French doors with glass panels typically allow access to the dining area, creating a private room while also maintaining a high level of transparency. The kitchens, meanwhile, are placed next to a massive set of sliding glass doors that seamlessly welcome visitors onto an elegant exterior deck. With a galley style presentation, these kitchens offer ample amounts of gleaming countertops with the highest grade of appliances on the market. Elaborate wood paneling can be found in many rooms, creating a rich textured feel and aesthetic.

Much of the charm of this area derives from its access to nature. During the winter, thickets of trees become laden with snow, providing a beautiful view to the occupants of the two to three story structures that are sited on these natural parcels. This provides an incentive for buyers to remain on top of the market, and monitor all listings for sign of a sale.

Some of these fireplaces can be manually loaded with logs, while others are strictly operated by a gas switch, and do not require additional fuel. As a rule of thumb, most fireplaces that manually load were built before 1950, although in some newer homes the older style can still be found.
