Short Sales

What advantages are there to purchasing a home in Andover in a short sale? Most of the dwellings in this area offer beautiful interiors and expansive exteriors, with rolling lawns and several trees on the property. Flower beds and potted plants are common, as are elegantly maintained bushes that nestle up against the exterior of the house. Most of these properties can be purchased for a price ranging between $160 and $180 per square foot.

Some of the homes are quite stately, with elegant front entryways that have columns on either side and reach up two floors or more. These grand entryways usually have a lighting fixture of their own to provide light to visitors. The doors, which traditionally have leaded or frosted glass panels in them, open into a foyer, which is designed to accommodate the removal of gloves, hats, and jackets. Some residents like to place a small stool or bench here to make it easy to remove one’s shoes or boots before entering the main living space.

This main living space, especially in Colonial style homes, is vast and roomy. A fireplace traditionally helps break up the space, although long, uninterrupted walls suited for any number of furniture configurations are common in these dwellings. The dining room often has wood paneling and hardwood floors, although tile is not a rarity in this area. The kitchens are designed in a galley-like style, with two prominent counters spaced widely apart to allow room for either a center table for informal dining or an island, which is usually capped with marble or granite. A sink in this island is a frequent design choice, although in some homes the island is left as a flat, smooth region.

The upper story takes advantage of the roomy floor plan by providing for large landings that can be decorated in almost any style. These landings often qualify as miniature mezzanines in of themselves.

Bank Owned Properties

What better place to find a beautiful, airy, and expansive home than through a bank owned sale? With typical prices ranging from $180 to $250 a square foot in this region for such a property, buyers have a rare opportunity to find the dwelling of their dreams for a price they’ve never imagined.

Foreclosed homes here range in age from over a century to only a few years in age. The newer properties are generally equipped with open floor plans and an inventive use of vaulted ceilings, skylights, and loft spaces. This latter form of design can provide a dramatic entrance by creating an exceptionally high ceiling by virtue of the loft which overlooks the great room. Often, architects take advantage of this height to insert dramatic banks of windows which create dazzling patterns of light throughout the year.

The elegant drama of the great room is generally scaled back in the kitchen, which is designed to be intimate, warm, and adaptable to a number of different needs. The counters are wide enough to be used both for food preparation and the installation of different appliances, from special coffee grinders to waffle irons to any number of creative food preparation devices. The dining space is generally marked with a prominent lighting fixture. Chandeliers are common, but creative lighting is a frequent sight as well. The tile in the bathroom incorporates bursts of color against a relaxing, steady backdrop, while the fixtures gleam with newness.
