Bank Owned Properties
While most of the housing stock in this region is comprised of brick apartments, there are a few single family homes scattered throughout, as well as condos and townhouses. This creates a rich array of bank owned properties, which can be purchased for between $150 to $700 a square foot. What differentiates one property from the next? Depending on the size and condition of the property, prices tend to vary.
Many of the apartments in this area are built in close quarters to other apartment buildings, so that a resident of a typical unit will often look out on neighbors only a few feet away. The kitchens are bright and airy, with windows installed in between banks of cabinets. Most of the storage space is located under the counter, and the countertops span the entire perimeter of the room. The front rooms here are usually marked with bay windows and a visible radiator or heating element. Fireplaces are not common in apartment buildings, but every now and again one will be installed. The bedrooms are sizable, and occasionally have wall to wall carpeting.
The single family homes here are typically outfitted with a number of custom woodworking details or other unusual attributes, such as a cabinet that spans the entire surface of a wall in the living room that not only is designed to encapsulate a flat screen television, but also a number of items from books to art objects. Bay windows are usually featured in the principal living spaces, but in some homes the ground floor has a flatter front facade. Unlike the apartments, the kitchens here tend to favor a U-shaped configuration, and skylights that are mounted above the principal region shine light down into the center of the room.
Short Sales
The properties that come to market via this method tend to have a number of luxurious amenities, including access to shared facilities if the units are housed within an apartment building. Grand central lobbies with mezzanines, onsite cafes or restaurants, and fitness centers are common in this part of town, with many of them having elevator service. The units themselves tend to be spacious and well laid-out, with a bank of windows at one end and a kitchen at the other. The bedrooms are usually on either side of this primary living space, and include views of the surrounding city and environs. A built-in closet is common, as well as access to the bathroom. Most bathrooms favor a full-size shower stall that uses a bathtub as its base. It’s rare to find a standalone bathtub in apartment units, although in some of the larger penthouse suites the shower is swapped out for a tub, or multiple bathrooms have different configurations.
These units also have a seperate garage which is typically subterranean and includes access to an individual locker space. Balconies ordinarily are located off each primary living space or master bedroom. In some complexes, a roof garden or central meeting space at the top of the structure is used for communal gatherings and may feature its own cabana or set of cooking furniture to facilitate cook-outs and other festivities.
Condos and townhouses are similar in terms of their basic layouts, although they generally span several floors, and have fairly elaborate kitchens. These cooking areas are laid out usually in a galley style or L-shaped configuration. In many instances, the wall in front of the sink will have a window punched out of it in order to make it easy for the person in the kitchen to communicate with those in the rest of the house. Exquisite appliances and an emphasis on varnished wood and specially accented countertops is common here, and can create an increase in the bidding price.
Geography
This lovely region of Boston is located south and west of Cambridge and Brighton, east of East Watertown, and north of Brookline and Longwood. The Charles River describes its eastern and northern boundaries, and Interstate 90 runs directly through the region, as does Route 28. In addition to the banks of the river, the area is home to a number of green spaces and recreation areas, including Harvard Stadium, the Hooker-Sorrento Playground, the Ringer Playground, and Library Park.
