Short Sales

Homes that come to market via short sales tend to be showcases of luxury and exquisite contemporary finishes. With an average price of $200 per square foot, these homes are often set on large lots with rolling meadows and an abundance of older trees. Landscaping often features manicured hedges closer to the home’s perimeter, as well as flower pots and beds.

The interiors are often airy, with vaulted ceilings that feature both the original timber beams and modern skylights that flood the room with natural light and make it possible to watch a rainstorm from a unique vantage point. The kitchens are especially elaborate, with an extraordinary amount of counter space as well as huge individual islands. These islands often have an additional sink located on one side, and a number of cabinets for storage underneath the principal countertop area. Seating is available for large parties or small gatherings, and is typically illuminated by a specially designed lighting fixture. Often, the kitchen will be located near a large sliding glass door that leads out onto an exterior patio, providing year-round views of the exterior trees and meadows.

The window directly over the sink is often equipped with several shelves or opportunities to install shelving. This not only creates a generous space in which to take in the view of the back yard, but it also provides a handy place for any number of accoutrements, from sponges to potted plants to art objects. Adjustable faucets are common here, with necks that disengage from the primary faucet and allow for a range of options from jets to spurts to a fine mist. Tile flooring is common, but hardwood floors are also often installed in these types of homes.

Bank Owned Properties

From stone to granite to finely varnished oak, the bank owned properties in this town are a study in gorgeous materiality. Many homes combine a natural stone wall with an artfully illuminated vaulted ceiling in the primary living space. For a median price of $220 a square foot, these homes are both affordable and elegant.

Spaciousness is the distinguishing feature, both in the shared living spaces and in the private areas, such as the bedrooms and bathrooms. The dining rooms here often are framed by walls that have extensive windows or open rectilinear blocks, creating a feeling of transparency and openness. The bedrooms, which are usually located on the second floor, tend to favor vaulted ceilings that are punctuated with timber beams and expertly recessed lighting, which casts a warm, yet ambient glow on the walls. Because of the amount of space in each home, the bathrooms become a repository of creativity: oval, even elliptical rooms are common, with a sunken jetted tub taking center stage in a granite or marble floor. The sinks typically are set up to provide enough room for two people to use them simultaneously. Beautifully appointed porcelain and marble are paired with silver nickel faucets and built-in dips for holding soap and other cleansing agents.

Split level homes commonly come to the market, and feature an attached garage with a stone pathway leading to the front door. Many of the kitchens feature a white decor scheme with matching brand new appliances.
