Short Sales

Depending on the condition of the home, the typical price for a short sale in this region is $150 per square foot. Numerous properties here were built in the 19th century; it’s not that rare to find a home originally constructed in 1820 which has undergone a complete renovation in the last ten years. These older properties generally have a detached garage or outbuilding with enough room for two cars or an equivalent amount of storage. The property itself often has at least a half acre of lawn with trees edging the perimeter and, in some instances, a small pond or body of water.

The older homes often preserve some period details, especially if those details are meticulous wood engravings or other special material alterations, such as individually carved cabinets or beautifully rendered banisters on the staircase. Elaborate stone fireplaces are frequently spotted in these homes. A mixture of brick and stone is used to create the hearth, and the corresponding wall often conceals the chimney. Multiple fireplaces are common in older homes, especially in the bedrooms and the kitchen. Exposed beams, and in many cases vintage wood paneling, are left as they were, or receive a new coat of varnish. This pleasing array of historic periods creates a visual panoply of styles and accents that usually only grows in value over time.

Bank Owned Properties

With a range of prices between $70 and $200 for a bank owned home in this town, buyers can find a seemingly endless array of options with all kinds of special finishes and luxurious fittings. The common denominator here is spaciousness and elegance. Many of the houses that come to the market in this fashion are richly appointed, both within and without. Sizable outbuildings are a frequent sight here, from detached garages to gorgeously designed gazebos that can double as a bandstand during the seasonal months. Full size swimming pools and hot tubs are also often part of the exterior amenities. A partial awning or cover may be included to keep the pool from freezing during the colder months.

Aside from ample decks and balconies, the interiors often have the newest and best appliances installed, from refrigerators to ovens to dishwashers that rinse in near silence. A dining area within a bay window is typically located off to one side of the kitchen, and a more informal snacking/drinking zone is located within the kitchen itself in the form of an island. This island is generally designed so that a group of people can comfortably sit around it, although some islands do not purposefully make room for seating.

The central living spaces are roomy and luxurious; recessed lighting is often employed here, although on occasion a dynamic lighting fixture will be mounted in the space. This fixture will sometimes be styled to mimic a particular era or designer; in some remodels, the fixtures are very contemporary, and reflect the most fashionable models currently available for purchase. Depending on the original year of construction, homes may have intricate window panes that feature an array of colored glass and special bevels.

Vaulted ceilings are also a feature of this region, allowing for the creation of modern additions and rooms that can be adapted for a number of purposes, from an additional living space to a reception hall to an exercise room. While hardwood floors are the usual choice, wall to wall carpeting is traditionally featured in the bedrooms and office spaces of the home. Exceptionally large landings are also found in this region, and offer an opportunity for the placement of a decorative table or set of chairs.
