Site and Environs of 55 India Street
India Street is a transitional road from the Financial District to the Wharf District that begins on State Street and ends on the Rose Kennedy Greenway with commercial properties along the street front. This small area, known as Town Cove, consists of several winding streets that link the two districts. The tower of the Custom House is the area's landmark, rising 496 feet above the street.
The site of 55 India Street, a 7,100-square-foot corner lot that is currently a parking lot, fronts the Rose Kennedy Greenway. The Greenway serves as a multi-use public area that links several established Boston neighborhoods and commercial zones with parks, commercial buildings, residential areas and roads. With the removal of the raised John Fitzgerald Central Artery Expressway, the Greenway serves as a public park zone that reunites contiguous districts that were divided by the highway. The Greenway development guidelines recommend that the eastern edges of Town Cove that were affected by the expressway, including parking lots and vacant land, be integrated into the character of this historic Boston neighborhood.
The design of the building by Hacin + Associates incorporates recommendations by the Boston Redevelopment Authority for public use areas, street orientation and height for new development along the Greenway, respecting the scale and character of the area, including the street patterns. The building will fill a gap along the Greenway and provide much-needed housing. The building is within one-fourth mile of both the Aquarium and State Street MBTA stations, providing neighborhood access to both the Orange and Blue lines.
Building Description and Facilities
The building materials reflect the character of the street front along the Greenway while the design and scale of the structure respect the scale and character of the historic buildings on Well, India and Franklin streets. The glass and brick structure will rise 117 feet from a granite base with cast stone belt coursings to give texture and a sense of depth to the facade. The building will face the Greenway, providing street front pedestrian access to the building and its ground floor and mezzanine public areas. The exterior features will include curbs, sidewalks and decorative pavement.
The 44 luxury residential units will include four penthouse suites, 24 one-bedrooms of 600 square feet each, 11 two-bedrooms and nine three-bedrooms of 1,750 square feet each. Each penthouse duplex will include a rooftop terrace with a view of the city in all directions including the Financial District, South Shore and Boston Harbor. Because of the proximity to public transportation, no parking facilities will be incorporated within the building. Instead, occupants will be given options for rental parking in garages nearby. The building will include one bicycle storage space for each residential unit.
The retail component will include 4,000 square feet on the ground floor and mezzanine for shops and restaurants including plans for a sidewalk café. Construction will begin in early 2015 and should be completed by mid-2016.
