Nevertheless, despite the shoe-leather proximity to Beacon Hill, Downtown Crossing, Government Center, Park Street, the waterfront and the popular North End, there are times when only a car will get you where you want to go. Fortunately, residents of 45 Province never have a problem parking theirs. A lower-level garage complete with valet service awaits all condominium residents who need do nothing more strenuous than relax in the lobby while awaiting the arrival of their vehicles.

Residential Unit Options

An optimal location is just one of this condominium's many h2 points. Diversity is another. From studios to penthouses and everything in between, the 135 units at 45 Province present the potential resident with a variety of floor plans and layouts from which to choose.

The typical one-bath studio unit comprises a combination living and kitchen area while other options include one-bedrooms with 1 1/2 baths, two-bedrooms with two baths and three-bedroom, three-bath units. Some are duplexes, and many include outdoor living areas. Nine-foot ceilings and hardwood floors are standard throughout.

At 45 Province, though, the penthouse suites stand out above the rest. Ranging in size from 2,471 to nearly 6,000 square feet, they offer terraces, private roof decks and breathtaking views of the entire city through floor-to-ceiling windows.

The bathrooms in these luxury units feature top-of-the-line fixtures by Waterworks while the kitchens boast stone or granite countertops, Italian-style cabinetry and appliances by such major manufacturers as Bosch, Sub-Zero and Miele.

Every unit comes complete with a full membership to the multi-level mind-and-body spa where residents can access cutting-edge Life Fitness exercise machines or relax and unwind in the meditation room. This area also offers a 40-foot heated lap pool and a private spa treatment room where residents can partake of acupuncture treatments, deep tissue massages, manicures and facials. Exhale, the spa proprietor, additionally holds on-site well-being workshops run by invited experts on a quarterly basis.

Then, there's the roof deck lounge where residents can socialize, meditate or participate in yoga and core fusion classes amidst panoramic views that stretch to the far reaches of Boston's city limits. It's the perfect location from which to drink in the activities at Boston Common and Government Center, follow the travels of Boston Harbor's commuter vessels or watch recreational sailors navigate the River Charles. If you turn a bit in one direction or the other, Boston's iconic Old North and Old South churches stand ready to greet you.

A Built-in, Off-Lobby Restaurant

<

When it comes to dining options at 45 Province, it's all hands to the Mast. This 4,000-square-foot Southern Italian-style eatery, two years in the making, is now in full operation just off the building's lobby. In addition to homemade pasta and 10 varieties of pizza pulled fresh from a Neapolitan-crafted wood-burning oven, the menu includes such delicacies as prosciutto-stuffed Jerusalem-artichoke antipasto, lobster ravioli alla vodka, and veal osso buco with polenta.

Seating options at Mast include a 50-seat indoor dining room, a 35-seat outdoor patio and a booth-lined downstairs lounge. Here, in the restaurant's underbelly, patrons unable to polish off their bottle of wine or cognac can stash it gratis in a bottle-keep, ready to enjoy anew the next time they stop in for a visit.

A Site Steeped in the Past

The property on which the building sits has a history of its own, having originally lent its acreage to the 17th-century mansion known as Province House. Originally home to a number of royal governors of the Province of Massachusetts Bay, it later served as the state's government center until a fire in 1864 destroyed the main structure and sounded its eventual death knell.

Following the mansion's demolition in 1922, the property stood vacant for a time and later spent a number of ignominious decades disguised as a parking garage. The eventual groundbreaking for 45 Province has allowed the site to regain at last the dignity it lost so many years ago.

Those interested in viewing some remnants of Province House can find its gilded Royal Coat of Arms at Boston's Old State House; its Indian archer weathervane at the Massachusetts Historical Society; and part of an original stone wall and granite staircase in the place where they stood so long ago just a few steps down the street.

Developers in the Know

The developers of 45 Province recognized that this structure could not help but transform a tiny Boston street from dark and dingy to airy and spacious. They also knew that locating such luxurious units in the heart of downtown Boston would place them firmly in the high-end category. Accordingly, prices range from a low of about $700,000 to more than $5 million with comparable monthly maintenance charges.

Without question, 45 Province provides an exceptional living experience for anyone who's lucky enough to snag a unit. Although the building's popularity might make obtaining one harder than you might think, their scarcity does speak to their desirability, and many who would like to live here believe that any chance to do so will be well worth the possible wait.
