If you live in Boston, you can't help but notice the major changes that have been happening over in Fenway. The neighborhood is being transformed, and an upcoming luxury apartment development at 1350 Boylston Street will add more than 200 homes. The name of the development has not been released yet, so for the sake of simplicity, we will refer to it as 1350 Boylston Street Apartments. If you would like to eventually live in a luxuriously appointed apartment in the heart of Fenway, this building could be right up your alley. The Basics

Thus far, not a whole lot is known about this development, which will be located at the intersection of Boylston Street and Kilmarnock Street. It will be right across from the Fenway Triangle, so it will be close to all kinds of public transportation options too. Upon completion, units on its upper levels will offer commanding views of Back Bay Fens. In fact, the Blue Hills will likely be visible in the distance too.

Ground broke on this development in early October 2015. So far, the developers have not released an estimate as to when units will be available for lease. However, they have released quite a few details about the development itself. It will ultimately be a 183,000 square foot, 17-story spire containing 212 luxury apartment homes. Despite the fact that current zoning for the neighborhood restricts buildings to heights of 115 feet or less, the building is projected to stand an incredibly 178 feet high. Needless to say, it will be a major standout on the city skyline.

The building, which is being constructed on the former site of a Burger King fast food restaurant, will also include 7,008 square feet of ground-floor retail. Originally, developers Skanska USA Commercial Developers of Sweden and Prudential Real Estate Investors were going to build an officer tower on the site. Public opposition was strong, however, so those plans were nixed. Local residents were much more accepting of a residential tower, and that is why this luxury apartment building is being built.

In addition to the retail space and 212 luxury apartments, the development will include 105 garage parking spaces. If you do the math, this means that there won't be nearly enough spaces for all of the units in the building. Of course, many people in Boston don't own cars. Still, 105 spaces is quite limited. This is yet another reason to act quickly if you would like to live here. If you own a car, you should try to move forward as soon as units become available. Otherwise, you might miss your chance to snag your own spot in the parking garage. Since there are so few spots, they will almost certainly incur an additional monthly fee.


Because this development is still in its earliest stages, no information regarding building amenities has been released just yet. You can rest assured, however, that Boston City Properties will update you regarding such amenities and other details the instant they become available. In the meantime, we can make some educated guesses about what will likely be included at the luxury apartment development at 1350 Boylston based on what similar developments have to offer.

We'd be shocked if this building didn't include a roof deck or, at the very least, a terrace on one of its upper levels. Whether it includes extras like a fire pit, grilling stations, seating and the like remains to be seen. Like most apartment and condo buildings, this one will almost certainly include an on-site fitness center. The new trend seems to be to incorporate a yoga studio into the design too, so that will probably happen as well.

You can plan on enjoying concierge services if you end up renting an apartment here. The vast majority of luxury apartment developments in the city offer them, so they are pretty much a given. We've already mentioned the on-site parking garage, but we are not sure whether there will be charging stations for electric vehicles, a Zipcar station or other extras.

Apartment Features

Unfortunately, since this development is still in its infancy, little to no information regarding apartment features has become available yet. Again, though, we are happy to make a few educated guesses. To keep in line with similar developments, apartment homes here will likely have open floor plans. Some loft-style elements may be included, and the units will undoubtedly have massive windows. You can expect to have a gourmet kitchen with state-of-the-art appliances, and many of them will be ENERGY STAR rated. We can safely assume so because the developers are aiming to achieve LEED Gold certification for the building itself, so sustainability is a primary objective.
