Description
Located at the intersection of Herald Street and Shawmut Avenue, the building is part of the Shawmut Avenue/Washington Street Block redevelopment project, which seeks to capitalize on the burgeoning popularity of the South End’s New York Streets neighborhood. The 13-story building includes 138 luxury condo units and a 980-square-foot ground-floor café. Additionally, it offers on-site parking at a three-level garage with 124 parking spaces; one level is below grade.
All told, the new luxury condo development consists of 192,565 square feet of space. It is located just steps from The Lucas, another upcoming luxury condo development that is being built on the site of a historic church. Several other residential projects are underway in the neighborhood, and several have been completed recently. These include the Ink Block development, 345 Harrison Avenue and 370-380 Harrison Avenue. The overarching project is the brainchild of two Chinatown community organizations. It is hoped that the new developments will breathe additional life into this rapidly developing part of the city.
As a luxury condo development, 100 Shawmut offers a full array of top-notch amenities. It includes a 13th-story rooftop deck with extra amenity space, where residents can take in incredible views of the Boston city skyline. A rooftop terrace on the ninth floor provides additional opportunities for fresh air and great views. The premises include a club room with a catering kitchen and a fitness center loaded with state-of-the-art workout equipment. Residents can rely on a 24-hour concierge, and families with children will appreciate the kids’ playroom that is included in the development.
Luxury condos in the new development range in size from around 950 square feet to nearly 2,700 square feet. Options range from studio units to four-bedroom luxury condos with 2.5 bathrooms. Currently, condos are being fitted out with their final finishes, and upscale appliances are integrated into the design of these units. Select residences on the seventh floor will feature private balconies and rooftop terraces – a rarity in Boston. Prices for luxury condos at 100 Shawmut range from around $599,000 to more than $6.5 million, and leasing and sales are underway. Residents should be able to start moving in sometime early in the spring of 2021.
This luxury condo development is part of the massive Shawmut Ave./Washington St. Block project, which adds three new buildings to the neighborhood. The BCEC building at 120 Shawmut is being expanded with a vertical addition of up to 12 stories. It will include two religious sanctuaries, ground-floor commercial space and 84 residences on the upper floors. The third property, located at 50 Herald Street, will consist of a building standing nine to 14 stories tall. Apparently, part of the building will stand taller than the other part. It will include 313 residential units and ground-floor commercial, retail, cultural or community space on Washington Street. This property will also include 120 parking spaces.
Indeed, the South End – especially the New York Streets neighborhood – has been experiencing a renaissance of sorts lately, and the new condos will help cement its place as a desirable place to live. If you are interested in buying or renting a condo at this new development, you should move fast.
