If you live in the Boston area, you've undoubtedly been hearing a lot about Boston Landing, a massive mixed-use development that is in the process of being built over in Brighton. New Balance officially moved into its new headquarters at the site in September 2015, thrusting the development into the limelight once more. Contrary to popular belief, however, the development is far from complete. Several additional buildings are still slated to be built, including two that will house luxury residential apartments. As always, Boston City Properties has been tracking the progress of this development. Here's what we know.

The Basics

Boston Landing will ultimately be a 1.9 million square foot mixed-use development in Brighton, on the city's western edge. Situated directly adjacent to the Massachusetts Turnpike, the 15-acre site is being developed along Guest Street and Arthur Street. Eventually, Hichburn Street Extension will be completed as well, and it will provide access to the development too.

Co-developers NB Development Group and HYM Investment Group are behind this massive undertaking. They are joined by Boston-based architectural firm Elkus Manfredi Architects, which is acting as the master architect for the project. As this development is still being constructed, a lot of additional information will become available in the weeks and months to come. As of right now, those in charge of the project expect it to be finished by the summer of 2018.

Buildings

Without question, the primary thing that puts Boston Landing on the map is the fact that it is the site of New Balance's new headquarters. Indeed, the company constructed a 250,000 square foot facility to serve as its headquarters, and the doors opened in September 2015. The presence of the company alone guarantees a lot of foot traffic, and it virtually guarantees that this development will become well-known all over the city.

Another aspect of this development that is generating a lot of fanfare is Warrior Ice Arena, which is still being constructed. Upon completion, it will serve as the practice facility for the Boston Bruins, so you can expect a lot of hockey fans to be wandering around looking for their favorite players. So far, there is no word about whether the rink will be put to any other uses, including as a skating rink for everyday people.

Not surprisingly, this highly anticipated mixed-use development will also include a boutique hotel. The hotel is expected to have 175 rooms, but no detailed information about them has been made available yet. Since it is being billed as a boutique hotel, however, it won't be one of the big chains. It should also be fairly small, and it will focus on delivering personalized services. It is sure to be a popular place to stay not just because of the site's great location but because New Balance will likely have many business travelers stopping by and staying there.

The plans also call for a 10-story office building. It will offer upwards of 650,000 square feet of office space. Although details have not been made available yet, the space is surely going to be made up of Class A office space. Therefore, many additional businesses will likely be headquartered at this development. This will make the hotel even more popular.

An existing parking garage on the site has been extensively renovated. All told, the development will offer 1,750 parking spaces. Public transportation is readily accessible as well because a new MBTA commuter rail station is being built at the site as well. It is on the Framingham/Worcester line that ends at South Station.

Luxury Apartments at Boston Landing

Here at Boston City Properties, we are mostly on the lookout for the completion of a couple of luxury apartment buildings that will be built on the former site of the B.L. Makepeace company, which was demolished near the end of 2014. The 81,665 square foot site will be home to two apartment buildings. The first, a six-story building, will be located at 125 Guest Street. It is slated to include studio apartments as well as one-, two- and three-bedroom apartments. Plans also call for 155 parking spaces and 300 bicycle parking spaces.

The 17-story building will be located on the planned Hichburn Street Extension. Thus far, the developers have not stated how many apartments each building will have. The apartments will be located across Guest Street from the New Balance headquarters. Developers plan to add 16,000 square feet of commercial space along the ground floor, which will open up many additional possibilities for the site.

Apartment Amenities

Unfortunately, the apartments here are so early in the development stage that very little specific information has been released about them. However, the developer has let slip a few details regarding the amenities that will be included. Not surprisingly, they largely coincide with features that can be found across virtually all new luxury apartment developments in the city.

A third-floor landscaped rooftop terrace will be included on the premises, providing a pleasant space for residents to get some fresh air. It should also be noted that the mixed-use development includes 1.4 acres of open space that will be openly accessible to the public.

The apartment development here will also include a "fitness room," be we are betting that it will be more along the lines of a fitness facility. Then again, a separate gym may be built somewhere in the complex.

The only other confirmed amenities so far are a nicely appointed lobby, a conference room and a mail room. Given that the development includes so many bike parking spaces, it will probably also include secure bike storage and repair stations. No official word has been given regarding pets, but we expect this development to be pet friendly.
